Maplewood at Danbury

Originally this 45,000 square foot abandoned nursing home was envisioned to be a residential condominium project. With an initial acquisition price of $30/sf, the redevelopment expertise of Chris and Greg Smith of Allegiance and a working knowledge of the town of Danbury, approvals were thought to be easily obtained. The issue ultimately came down to one of parking requirements for the change of use to residential from group homes. The net saleable square footage was significantly reduced and our profits cut in half.

As the project was a former nursing home with three homogeneous levels, a solid infrastructure, and a location directly across the street from Danbury Hospital, assisted living was a logical choice.As the partners had not ever developed an assisted living project each set out to find the best team member to execute this concept. Scott Sambade’s experience in the business through Newton Senior Living brought the partners to the current manager, Northbridge and his finance experience was used to identify and assist in closing the financing of the construction loan with Webster Bank. This 64-unit facility opened in 2006.

Maplewood at Newtown
Newtown, CT

Maplewood at Newtown, formerly the Homestead at Newtown, was purchased out of bankruptcy in May of 2010. The property was significantly redeveloped from a physical plant and operations standpoint. The community had an expected occupancy by December 2012 to be at greater than ninety percent, up from its initial occupancy of thirty five percent. Maplewood at Newtown has a commitment to a higher standard of care; offering the best personal and memory care services possible is the foundation for their warm and inviting assisted living community.

Maplewood at Orange
Orange, CT

Formerly Laurel Estates, Maplewood at Orange was an assisted and independent living community that was entrenched in the Sun West bankruptcy until its original Tenant In Common (TIC) investor wrestled the community from the court in September 2009. When the property was purchased in December 2010 it was below forty-five percent occupancy and was in a poor state of operations. The redevelopment included significant changes to the physical plant and an implementation of memory care. Occupancy is expected to exceed ninety percent by December of 2012.

Maplewood at Strawberry Hill
East Norwalk, CT

Formerly Leigh Manor, a shuttered nursing home, the property was purchased out of foreclosure in December of 2010. During late 2009 and throughout 2010, the property was approved for development of eighty four units of assisted living and memory care.

Darien , CT

Purchased in August 2011, Maplewood at Darien was formerly a shuttered nursing home owned by Care One. The community offers assisted living and memory care services on a beautiful campus conveniently located steps from downtown Darien’s shopping, banking, and restaurants.
